My services are not complete at the end of the inspection.
With an extensive background in building...
...from custom homes to award winning golf club clubhouses and their associated communities, I have realized a broad education in all aspects of the construction industry. The value of this experience will give you, the buyer, a unique advantage as your inspection will be generated with a deeper understanding of the property you hired me to inspect. I take full advantage of current technology during the inspection as well as providing a fully detailed digital report to assist you in your decision making process within 24 hours, typically by 9am the following day.
whole home inspection
I can help you to better understand the property that you are considering buying. From foundation and exterior shell to hvac and other mechanical aspects to the functioning of doors and windows as well as any safety issues -- I will give you the information you need to have a clear picture of your new home.
If the home you are buying is older or located outside of the city, Strukture provides the following services that can be purchased independently or added to your home inspection for a discount. Please call for pricing.
• domestic well flow/water quality testing
• asbestos sample collection for testing
• mold sample collection for testing
Strukture now provides a shell+safetyTM inspection.
This is a less expensive option than a whole home inspection, and targets clients that are selling their home and want to get a jump-start on possible issues that may arise during the sale.
The shell+safetyTM option is also great for clients buying a home they intend to renovate/remodel.
This inspection will give you a good understanding of the overall condition of the shell structure as well as some of the typically flagged safety issues.
Please see the table below for specifics.
Find potential moisture issues!
Using the latest technology, the MR160 Imaging Moisture Meter has the ability to quickly see temperature patterns that will point to potential hidden moisture issues that are typically found in kitchens and bathrooms.
The MR160 has a built-in thermal imaging camera that was specifically configured to detect the heat signatures that water leaks create and determine the moisture levels in the wall finishes, and floor sheeting. The MR160 uses both pin and pinless moisture probes to provide the best options in determining moisture levels.
Included in every whole house inspection will be a scan of typical vulnerable areas for moisture related issues.
If you are selling your home, here are some helpful tips.
"Simple Ways to Prepare Your Home For Inspection."
pre listing inspection
Whether you are hiring a realtor or selling your home yourself, understanding the condition of your home is important. Chances are the buyer of your home will have their own home inspection conducted. To avoid surprises which may affect the selling price or the sale itself, a pre-inspection will give you the opportunity to address or disclose issues that may arise. A pre-inspection will be conducted in the same manner as a typical home inspection covering the house from foundation to rooftop.
pre warranty expiration inspection
Have you purchased a new home or completed a significant remodel or addition in the past year? New construction typically has a one year warranty from the contractor/developer. This inspection would include a review of all exterior components, interior fit and finish, as well as the systems that keep your home comfortable giving you peace of mind that your new home is as intended before your warranty runs out.
what to expect...
A typical home inspection includes the primary structure as well as carport and/or garage. Additional structures can be added to the basic inspection for an additional fee at the time of booking. Your home inspection report is generally provided to you within 24hrs. If your circumstances require an expedited report, please inform me ahead of time and I will do my best to meet your needs. The report itself is digitally generated using software specifically designed for the home inspection industry and will include clear descriptions, photos, and will be coded for ease of review. A visual pest & dry rot inspection of the exterior and visible structural components of the property is included in the base home inspection. If you have specific concerns regarding pest or dry rot damage that you wish to have inspected independently please call for pricing.
Should you have questions regarding the information on the report please feel free to contact me for further information or explanations at any time. Home inspection reports are lengthy and contain a lot of information that you may be unfamiliar with -- I am always available to discuss my findings so you can move forward with a clear understanding of your new home.
process and standards
Home inspections customarily take 2 to 4 hours depending on square footage and systems within the structure. Your home inspection is an objective visual examination of the physical structure as well as the systems of a house from the foundation to the roof. A standard report will cover the condition of the heating system; central air conditioning system (temperature permitting); interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement and structural components.
My inspection inclusions and exclusions are based on the Oregon Standards of Practice.
